Life is coming back to a long dormant property at 717-745 Independence Boulevard.

A roadside sign on the site advertises a future 13.5 acre development, tentatively titled Haygood Square Marketplace. It’s marketed by commercial realtors Parker Burnell, with developer Michael D. Sifen Inc.

Development is estimated to begin this fall, featuring an anchor and numerous smaller tenants. Troy Parker, a partner at Parker Burnell, said negotiations are under way, but he declined to list specific businesses under consideration. Architectural renderings place a mix of dining, shopping and business around the perimeter of a centrally accessible parking area.

The plan is for a three-story self-storage facility that fits in well with the business landscape, said Don Smith, vice president of Michael D. Sifen Inc.

Mini Price Storage will have 1000 units inside a 150,000 square foot building. Construction began in February, with a likely opening date in November, Smith said.

Michael D. Sifen, Inc. purchased the 5.1 acre property, which also includes an empty building that formerly housed a car dealership. The storage business will be on the eastern portion of the property.

Beach council OKs Hickman House move, arena plan

The City Council on Tuesday unanimously approved rezoning for a project to relocate the historic Hickman House and build a shopping center around it.

Zoning for five parcels at the intersection of General Booth Boulevard and Nimmo Parkway will change from residential to community business. The rezoning will allow developer Michael Sifen to build a 93,351-square-foot shopping center on the site with a high-end grocer as its anchor.
